American Paper – Paper Converting Facility

This project consists of a 120,000 SF design-build paper converting warehouse for paper product manufacturer American Paper Converting. The warehouse itself is composed of tilt-up concrete walls and includes a 32′ clear height. Hourigan’s scope of work also includes 6,000 SF of tenant improvement work and 15 acres of site work, which includes staging for future expansion for the Owner. The project was delayed a full year due to the COVID-19 pandemic, during which time the Hourigan preconstruction team was able to keep the project budgets and schedule on track amid wild fluctuations in material supply chain shortages and cost. This was due to our strong existing relationships with trade partners and manufacturers, as well as targeted procurement strategies. Additionally, we helped bridge the gaps among the previous land owner, our client (the buyer), and the Authorities Having Jurisdiction (AHJs) to ensure all parties were satisfied and the project could continue as scheduled.
